Water/Sewer Bills

Water/sewer bills are mailed quarterly. The bills are mailed on or before the first day of the  month and payment is due on or before the last day of the month. Please make note of the months your water bills are due. If you don’t receive your bill by the 15th of the month, please call the Town Hall at (540) 822-5788 for the amount due or to obtain a duplicate bill. Payments received after the due date will incur an automatic 10% late fee.

Payment Options

The Town accepts payment by cash, money order, or check. Make checks payable to the Town of Lovettsville. Currently, only utility bills can be paid by debit or credit card (Visa, Mastercard and Discover) at Official Payment’s website (see below).

Pay by Mail

Send payments to Town of Lovettsville, P.O. Box 209, Lovettsville, VA 20180. Payments postmarked by the US Mail on or before the due date will be accepted as on time and will not be subject to late fees.

Convenient Drop Boxes

Payment drop boxes  are located on the front door of Town Hall and in the parking lot, behind the Museum. Payments placed in the Town’s drop box before 8:30 AM on the day following the due date will be accepted as on time and will not be subject to late fees.

In Person

Payments can be made at Town Hall, 6 East Pennsylvania Avenue, during normal office hours (Monday-Friday between 8:30 AM and 4:30 PM).

Real Estate Tax

NEW:  Loudoun County to Provide Billing & Collection of Town Real Estate Taxes starting in 2019.

Beginning in 2019, the Loudoun County Treasurer’s Office will bill and collect real estate taxes for several incorporated towns in Western Loudoun, including the Town of Lovettsville. The County notified taxpayers and real estate professionals earlier this year through a series of direct mailings, as well as through the local media.

All Town real estate taxes collected by the County will be returned to the Town via monthly payments, minus a 1.15% collection fee.

Payment of Incorporated Town Taxes

Residents and businesses will receive consolidated bills that include both county and town taxes as separate line items. Taxes will be billed in two installments per year (June and December).

A single payment should be made to the county by the applicable due dates of June 5 and December 5. Tax payment options and details can be reviewed here.

  • Checks: Submit one check payable to County of Loudoun.
  • Online: Tax accounts will show both county and town taxes. Online payments will be made through Loudoun’s online tax portal for both county and town taxes.

Payments should reference the Loudoun County real estate tax account number. Town tax account numbers will not be used for processing payments.

Annual Business License

Lovettsville Businesses

All businesses located in the corporate limits of Lovettsville must have an annual business license. This includes home-based businesses. New home-based businesses must complete a Home Occupation Permit before a business license can be issued. Click HERE for a application for a Business License Application for in-town businesses.

Out-of-Town Contractors

Construction trades with offices located outside of Lovettsville, but doing work within the Town, are also required to have a current business license. There is no fee for these companies doing $25,000 or less in work in Lovettsville. Click HERE for an application Business License Application for out-of-town Contractors.

Meals Tax

All businesses that serve prepared food, beverages or both are subject to a 3% Town meals tax collected at the point of sale. The meals tax is remitted to the Town on the 20th of the month following the month the tax was collected. Contact the Town Office to receive Meals Tax Return forms as needed.
