The Planning Commission provides official recommendations to the Town Council on planning and zoning matters as outlined and described in Division 3 of Chapter 2 of the Town Code. Members are appointed to four-year terms by the Town Council.

Regional Hazard Mitigation Plan
The Town participates with other northern Virginia localities to develop a regional hazard mitigation plan. The plan discusses the potential for a variety of natural and non-natural hazards and develops mitigation plans for the region and each participating counties, towns, and cities. LVZA 2023-0002, Residential Regulations Review – A review of residential zoning district standards to consider changes that will offer some lot design flexibility and support affordable housing. The draft amendment is scheduled for an August 30 public hearing. The draft amendment can be viewed here.
LVZA 2023-0003, Limited Residential Lodging – Amendments to Section 42-297 to consider permitting limited residential lodging without the owner occupying the house. The draft amendment is scheduled for an August 30 public hearing. The draft amendment can be viewed here.
LVZA 2023-0004, Solar Photovoltaic (PV) Systems – Amendments to Section 42-304 to remove a requirement that solar panels be flush-mounted or integrated into the roof when the panels face a public street. The draft amendment is scheduled for an August 30 public hearing. The text may be viewed here.
Land Use Applications
LVCU 2023-0001, Spears Development Group – Proposal to modify buffer and landscaping requirements to replace a 35-foot landscape buffer adjacent to residents with a six-foot opaque fence. The site is on North Church Street next to the Truist Bank. The modification would apply to the property line next to residential lots that front on North Light Street. LVRZ 2023-0001, HK&S Services Inc. – Proposal to rezone a 4.4-acre property at 12745 Berlin Turnpike from R-1, Residential, to R-C, Retirement Community to construct an 80-unit assisted living facility. The latest application materials can be found here.
LVSU 2022-0001, Schoene Property Section 2 – The subdivision is under staff review and initial comments have been provided to the applicant. The latest applicant-submitted plans can be viewed here.
LVSP-2023-0001, One Family Brewing The application was accepted for review in February. The site plan is expected to be approved in August. View the latest draft site plan.

Meetings
The Planning Commission generally meets on either the first or second Wednesday of every month. For more information, check the homepage for upcoming Town events and public meetings as well as the Fiscal Year Town Calendar on the Mayor and Town Council page.

All meetings are held at the Town Hall (unless otherwise announced) at 7:00 p.m. and are open to the public. The public is invited to speak at all regular meetings and public hearings.
Citizens wishing to submit written comments to be distributed to the Planning Commissioners may be mailed or emailed to [email protected] and must contain the senders name and physical address. Comments received after the packet is distributed and before 3:00 PM on the day of the meeting will be distributed to the Commissioners at the beginning of the meeting.
